Mortgage Protection Insurance in Sunnyvale
When one paycheck covers the mortgage, losing that person can put the loan at risk fast. We size a policy to your balance and the years left on the loan. First we look at the life coverage you already have, because sometimes it already does the job.
What Mortgage Protection Actually Is
Mortgage protection insurance is life coverage built around one debt. The payout is set to the balance on your loan, and the policy runs until about the time that loan is paid off. If you die while the policy is in force, the money goes out so the payments do not fall on your spouse or kids.
Most of those offers in the mail come from the lender's side. Many pay the bank directly and shrink as your balance drops, while the premium stays the same. We usually set it up so the money goes to a beneficiary you name. Then that person decides how it gets used. They might clear the balance in one go, keep the monthly schedule going for a while, or set some aside for bills that come first.
We start with what you already own. If your work coverage or an existing term life policy already covers the balance, we tell you that and stop there. If it falls short, we fill the gap instead of selling you a second full policy.
What We Cover on the Call
A look at your current policies
We go over any life coverage you have now, including group coverage through work. Group coverage often ends when you leave the job, so we check how much of your loan it really protects.
Matching the amount to your balance
We work from your current principal, not the original loan amount. With the loan sizes common around Santa Clara County, getting this number right matters.
Level or decreasing coverage
Decreasing coverage follows your balance down. Level coverage stays the same and leaves extra money as the loan shrinks. We show you both side by side so you can see the difference in what each one costs and pays.
Who gets the money
We set up the beneficiary so the funds go to a person, not straight to the lender. That keeps your family in charge of how the money is used.
Optional riders
Some carriers offer add-ons for disability or a critical illness. We explain what each one adds to the premium and whether it fits your situation, and we skip the ones that do not.
Signs It's Time to Look at This
You just closed on a loan
New mortgage, new debt. This is when health is usually best and rates are lowest, so it is a good time to look.
One income carries the payment
If one paycheck covers most of the mortgage, losing that person would hit hard and fast.
You refinanced or took cash out
Your balance and term changed. Your old coverage may no longer line up with what you owe.
Your only coverage is through work
Change jobs or get laid off and it can disappear. A personal policy stays with you.
The lender's mailer looks pricey
Those no-exam offers are easy to get but often cost more for less. If you are in decent health, a policy with a short health check may cost less.
How It Works, Step by Step
- 1
A phone conversation
You tell us your balance, years left, monthly payment and any coverage you have now. It usually takes one call.
- 2
An honest answer on what you need
If what you own already covers the loan, we say so. If there is a gap, we tell you how big it is in plain numbers.
- 3
Quotes you can compare
We pull quotes from carriers and lay out the amount, length and monthly premium for each. You pick, or you take time to think.
- 4
Application and health questions
Some policies need only questions. Others need a short paramedical exam, often done at your office or wherever is easiest. We tell you which kind you are applying for and roughly how long approval runs.
- 5
Policy delivery and check-in
When it is approved, we go over the policy with you, confirm the beneficiary and keep a copy of your loan details on file. If you refinance later, call and we will check the fit again.
What Moves the Price
Your premium comes down to how much coverage, for how long, and how likely the carrier thinks a claim is. We show you how each choice changes the monthly cost before you apply. There are no prices on this page because every quote depends on your age and health.
- Loan balance
- More coverage costs more. Covering your actual balance, not the original amount, keeps it in line.
- Years left on the loan
- A 30-year policy costs more each month than a 15-year one. Ending coverage around the time the last payment is due means you stop paying for protection once there is no loan left to protect.
- Age and health
- Younger, healthier applicants pay less. Tobacco use, blood pressure and medical history all count.
- Exam or no exam
- Policies that skip the health check accept more people but price for that risk. If you can take a short exam, it often lowers your rate.
- Riders and coverage type
- Level coverage and add-ons raise the premium. Decreasing coverage with no riders is usually the lowest cost.
Mortgage Protection Questions
Something not covered here? (408) 827-9678
Is this different from the PMI my lender charges?
Yes. PMI is coverage for the bank, in case you fall behind on your loan. Your spouse and kids get nothing from it. Mortgage protection insurance pays out when you die, and that money is there so your family can handle the loan.
Do I need this if I already have term life insurance?
Maybe not. If your term life policy is big enough to cover the balance and lasts as long as the loan, it already does this job. We check the numbers with you and tell you straight.
Does the money have to go to the bank?
Not with the policies we usually set up. The funds go to the beneficiary you name. That person chooses what makes sense at the time, whether that means closing out the loan or holding cash to cover a few months of bills first.
What happens when I pay off the mortgage early?
The policy keeps running until its term ends or you stop paying for it. With level coverage, the full amount is still there for your family. You can also cancel it once the loan is gone.
Can I get covered if I have health problems?
Often, yes. Some carriers accept common conditions like managed diabetes or high blood pressure at standard or slightly higher rates. If those are not a fit, no-exam options exist, and we explain the tradeoff in cost.
Do you work with people outside Sunnyvale?
Yes. We work with clients in Mountain View, Santa Clara, Cupertino, Milpitas and other nearby towns. Nearly every step, from the first questions to going over the finished policy, can be done over the phone, so you do not need to be in Sunnyvale to work with us.
